How it works
The math behind the numbers
- Vacancy is deducted from gross income; management is a percentage of collected rent, maintenance and CapEx a percentage of gross rent.
- Net operating income (NOI) excludes the mortgage; cash flow is NOI minus debt service.
- Cash-on-cash return is annual cash flow divided by down payment, closing costs, and rehab. DSCR is NOI divided by debt service.
