Reading the numbers
What it means for your clients
- The median new home sold for $410,700 in Q2 2026, down 1.3% from a year earlier.
- Resale values, measured by repeat sales of the same homes, were up 2.6% year over year as of July 2026.
- Census prices cover newly built homes only, and shift with the mix of homes builders sell. The FHFA index compares the same homes over time, so it's the steadier read on how existing home values are moving.
- The average runs above the median because a smaller number of high-priced homes pulls it up.
